Exterior Painting - Commercial and Residential

Picture
We use high lifts where most of the work is over 18 feet high.  The benefit to the customer is more complete preparation, because using the sander is difficult from a ladder.  The high lift also allows us to complete the job far faster and that means money saved.

Below is a Frank Lloyd Wright house with tree (burr oak) growing through the roof.  We stripped the failing paint, primed the wood we exposed with oil primer, and finished in acrylic.  We find that the new acrylic and water borne paints hold up better than the oil finish available today.

House we painted in 2006.This house was washed and machine sanded as are all of the exteriors we paint.  Without power washing and abrasive scrubbing and finally machine sanding any new paint will peel because of poor adhesion to dirty surfaces.  We use the best paints available, but without adequate preparation the paint job will not last.  If you would like the designer who color coded this house give us a call.

House painted in 2006.  Still in excellent shape due to quality paint and high level preparation. The cost of preparing a house for paint is about the same as the cost for painting the house unless the house had been cared for religiously.  In some cases more time is spent sanding and stripping than for the actual painting. By the way, we use only nonflammable stripper.

Painted brick has to be sanded to remove failing paint.  We use a 9” high speed sander for home jobs, but if the house was built before 1978 it will have lead paint.   To sand lead paint we must use HEPA vacuum and sanders certified to EPA standards.

This shows how much defective paint needs to be removed before we can start the priming.  All the exposed new wood will be primed with oil primer (oil primer stops the water stains showing through the paint).  Then we finish the job with the best acrylic finish paint available .  We use Consumer Reports to guide us in this selection.  Although we have been painting for 45 years, I have to rely on competent judges to determine the best paint because there are so many paints to choose from.

School in Hinsdale we painted in 2006.  We do large commercial jobs as well as residential. The school is in excellent condition due to quality paint and high level preparation.   We have worked with many designers and enjoy their expertise and coordination with our customers.
